Our Process

Whether in person or by video call, the first step is to have an informal chat with MAC Architecture director, Jason, about what you want to achieve. This is where we discuss the next steps and if we are the right professionals to help with your project.

We research your site and determine the feasibility of your project based on your project brief. In this stage we have the best chance of avoiding potential risks and staying within your budget expectations. This is where we develop the solid foundation for the rest of the process.

Are they any risks of hazards I should be aware of?
When should I build?
How much will it cost?
How long will it take?

Using the information gathered we begin with schematic layout and general forms then we explore the concept design ideas through sketches, computer modelling, renders and where necessary, thermal modelling.
Once we have completed concept design we recommend obtaining a preliminary cost estimate from a quantity surveyor.
If the concept design or site zoning breaches any district requirements we can facilitate the engagement of a Planning Consultant to prepare and lodge a resource consent application.

We take the preferred concept design and start to refine the layout, form, material selections, services layout and performance. This will often require input from other professionals, such as Structural or Geotechnical Engineers.

When seeking a better performing building we will digitally model the building design to ensure we are able to meet your performance targets. Through this we can accurately predict the energy use and comfort of your home while informing design changes to improve performance.
We can also test your building against the Passive House standard or the Homestar certification standards.

This step is all about adding the detail and coordinating with other professionals. The drawings and specifications produced are the instructions that the builder will use to build your new home. Once we have completed the Construction Documents we recommend having the estimate from the Quantity Surveyor updated to match the final documentation.
We lodge all the documentation with your local district council for building consent approval. We oversee this process and assist all consultants in answering any questions the council may have.

This step will typically start at the same time as the Construction Document stage. We can work with you to interview and select the main contractor. We will assist in the contract negotiations and can provide advise around the best construction contract options. Typically, while the project is at the building consent you will obtain final pricing documents form your preferred contractor.

This is where all the design work becomes reality as you start to see your dreams turn into actual spaces. While this stage can seem daunting and overwhelming, it is also the most gratifying and rewarding. This works is split into 2 items as outlined below.
Construction Observation: This involves monitoring progress onsite with regular site meetings, answering contractor questions and ensure the final build quantity of your home.
Contract Administration: This is where we act as engineer to contract and oversee the construction contract, build programme and payment claims between yourself and the main contractor.
